Commercial rekey bid builder

Count the doors and cylinders, set your prices and volume tiers, and print an itemized bid a property manager can sign. The total updates as you type.

The tool opens with an example 24-unit building. The prices are examples, not suggestions. Use your own.

Your shop

Some states require it on your paperwork and ads. Check yours in license rules by state.

Volume pricing

Graduated, like tax brackets: each tier's discount applies only to the cylinders in that tier, so one more cylinder never lowers the bid.

How to use it

Walk the building first and count. For each kind of cylinder, enter the number of doors (or padlocks), how many cylinders each one has and your price per cylinder. Then add keys, the master key system if there is one, trip and labor, and tax. The bid on the right is ready to print.

Counting cylinders

  • Knob, lever or deadbolt: a unit door with a lever and a deadbolt is 2.
  • Mortise: storefronts and older commercial doors. Often 1 per door, sometimes 2 with a thumbturn or a second cylinder.
  • Rim: the outside cylinder on an exit device or a night latch.
  • Padlocks: gates, storage and utility rooms.
  • Interchangeable cores: for buildings that already use IC cores. Price the core rekey here; the SFIC pinning calculator helps with the pinning.

Write the count on a floor plan while you walk. Extra cylinders found later are cheaper to handle when your terms already say how they're priced.

Worked example

The tool opens with a 24-unit building: 24 unit doors with a lever and a deadbolt at $18 a cylinder, 4 mortise doors at $32, 2 rim cylinders at $28 and 3 padlocks at $15. That's 57 cylinders and $1,093 before discounts.

StepAmount
Cylinders 1 to 24, full price$0 off
Cylinders 25 to 49 at 10% off (24 entry, 1 mortise)$46.40 off
Cylinders 50 to 57 at 15% off (3 mortise, 2 rim, 3 padlocks)$29.55 off
Master key setup $150, plus master pinning 57 × $4$378.00
Keys: 24 tenants × 2, plus 3 master keys, at $4$204.00
Trip fee, plus 2 hours of labor at $85$215.00
Subtotal$1,814.05
Sales tax 8% on the keys only$16.32
Total ($55.47 per door or padlock)$1,830.37

Master key systems

With a master system, every cylinder gets extra pins so a management key opens it too. That takes longer per cylinder, so the tool adds a master pinning price to each one, plus a setup fee for planning and records. Plan the system before you bid: the master key planner builds the key schedule.

Terms that save arguments

  • How extra cylinders found on site are priced.
  • That broken or worn hardware is quoted separately.
  • The deposit, and when the rest is due.
  • How long the price is good for. The valid-until date prints in the header.

Sales tax on keys and on rekeying labor differs by state. Check with your state's revenue department; the Federation of Tax Administrators keeps a list of state tax agencies. Last checked October 2026.

Questions

How do the volume tiers work?
Like tax brackets. With tiers at 25 and 50 cylinders, cylinders 1 to 24 are full price, 25 to 49 get the first discount and 50 and up get the second. One more cylinder never makes the bid cheaper.
Why charge per cylinder instead of per door?
Because the work is per cylinder. A door with a lever and a deadbolt is two cylinders, and a mortise cylinder takes longer than a knob. The bid still shows a price per door or padlock, which is what managers compare.
Should keys be taxed?
Keys are goods you sell, so most states with a sales tax tax them. Whether rekeying labor is taxed depends on the state. Pick Keys only, The whole bid or No tax to match your state's rule.
What should a master key setup fee cover?
Planning the system, the key schedule that says which key opens what, and keeping the records for future rekeys. Our master key planner helps with the plan itself.
Is my bid saved?
No. It's built in your browser and nothing is sent or stored. Print it or save it as a PDF to keep it.
