## Bid and client

## Doors and cylinders

A door with a lever and a deadbolt has 2 cylinders. Leave a row at 0 doors if the building has none.

- Knob, lever or deadbolt: 48 cylinders: $
- Mortise cylinder: 4 cylinders: $
- Rim cylinder (exit device, night latch) 2 cylinders: $
- Padlock: 3 cylinders: $
- Interchangeable core (IC) 0 cylinders: $

## Volume pricing

Graduated, like tax brackets: each tier's discount applies only to the cylinders in that tier, so one more cylinder never lowers the bid.

## How to quote a commercial rekey

A commercial rekey quote has to answer three questions for a property manager: what you'll rekey, how many keys they get, and what it costs per door. This tool builds that bid from your counts and your prices. Walk the building first, enter the doors and cylinders by type, add keys, the master key system if there is one, trip, labor and tax, and print.

### Step 1: count cylinders, not doors

| Cylinder type | Where you find it | Usual count |
| --- | --- | --- |
| Knob, lever or deadbolt | Unit doors, offices, back doors | 1 or 2 per door (lever plus deadbolt is 2) |
| Mortise | Storefronts, older commercial doors | 1, sometimes 2 with an outside and inside cylinder |
| Rim | Exit devices (panic bars), night latches | 1 per device |
| Padlock | Gates, storage, utility rooms | 1 each |
| Interchangeable core (IC) | Buildings that already use IC cores | 1 per lock |

Mark the count on a floor plan while you walk, and note any lock that needs repair. Extra cylinders found later are easy to handle when your terms already say how they're priced. For IC cores, the [SFIC pinning calculator](https://lockcommand.com/tools/sfic-pinning-calculator) helps with the pinning.

### Step 2: set your prices and volume tiers

Price each cylinder type on its own: a mortise cylinder you pull and repin takes longer than a key-in-knob. For reference, one key control vendor puts field rekeying at around $20 to $35 per cylinder, with a visit often running past $200 ([InstaKey](https://info.instakey.com/accessintelligence/how-to-reduce-the-cost-to-rekey-locks)). Your own numbers should come from your [price book](https://lockcommand.com/tools/price-book-builder) and your [true hourly cost](https://lockcommand.com/tools/hourly-rate-calculator).

Volume tiers are graduated, like tax brackets: each tier's discount applies only to the cylinders inside it. That way one more cylinder never makes the bid cheaper, which an all-or-nothing discount can do.

### Step 3: keys and the master key system

Enter the tenants or users and how many keys each gets. With a master system, every cylinder gets extra pins so a management key opens it too. That takes longer, so the tool adds a master pinning price per cylinder, the master keys, and a setup fee for planning the system and keeping the records. Plan the system before you bid: the [master key planner](https://lockcommand.com/tools/master-key-planner) builds the key schedule.

### Worked example: a 24-unit apartment building

The tool opens with this building: 24 unit doors with a lever and a deadbolt at $18 a cylinder, 4 mortise doors at $32, 2 rim cylinders at $28 and 3 padlocks at $15. That's 57 cylinders and $1,093 before discounts.

| Step | Amount |
| --- | --- |
| Cylinders 1 to 24, full price | $0 off |
| Cylinders 25 to 49 at 10% off (24 entry, 1 mortise) | $46.40 off |
| Cylinders 50 to 57 at 15% off (3 mortise, 2 rim, 3 padlocks) | $29.55 off |
| Master key setup $150, plus master pinning 57 × $4 | $378.00 |
| Keys: 24 tenants × 2, plus 3 master keys, at $4 | $204.00 |
| Trip fee $45, plus 2 hours of labor at $85 | $215.00 |
| Subtotal | $1,814.05 |
| Sales tax 8% on the keys only | $16.32 |
| **Total** ($55.47 per door or padlock) | **$1,830.37** |

Those prices are examples, not suggestions. The per-door figure is what most managers compare between bids, so it prints under the total.

### Rekey or replace the locks?

Rekeying changes the pins so old keys stop working, and keeps the hardware. It is the right call when the locks work and the client just needs control back, like after a tenant or an employee leaves. Replacing makes sense when the hardware is worn or broken, when the client wants a different keyway or a restricted key system, or when the doors need to meet a new standard. On a big building, quote the rekey and list the locks that need replacing as separate lines, so the manager can approve each part.

### Terms that save arguments

- How extra cylinders found on site are priced.
- That broken or worn hardware is quoted separately before you replace it.
- The deposit, and when the rest is due.
- How long the price is good for. The valid-until date prints in the header.
- Who signs: the acceptance line asks the signer to confirm they can approve work for the property.

### Sales tax on a rekey bid

States split this differently. California treats rekeying as repair labor that isn't taxed on its own, but taxes cutting new keys ([CDTFA guide for locksmiths](https://cdtfa.ca.gov/formspubs/pub62/locksmith-tax-basics-types-of-transactions.htm)). Texas taxes repair of commercial real property ([Texas Comptroller](https://comptroller.texas.gov/taxes/publications/94-116.php)). Check with your state; the Federation of Tax Administrators keeps a [list of state tax agencies](https://taxadmin.org/state-tax-agencies/).

## Questions

### How much does it cost to rekey a commercial building?

It's mostly cylinders times your price, plus keys, the trip and any master keying. A key control vendor puts field rekeying at around $20 to $35 per cylinder, and visits often pass $200. A 24-unit building with a master system runs well over $1,000. Use your own prices; the tool does the math.

### Why charge per cylinder instead of per door?

Because the work is per cylinder. A door with a lever and a deadbolt is two cylinders, and a mortise cylinder takes longer than a knob. The bid still shows a price per door or padlock, which is what managers compare.

### How do volume discounts on a rekey work?

Like tax brackets. With tiers at 25 and 50 cylinders, cylinders 1 to 24 are full price, 25 to 49 get the first discount and 50 and up get the second. One more cylinder never makes the bid cheaper.

### How much does a master key system cost?

On top of the rekey, you charge for master pinning each cylinder (more pins, more time), the master keys, and a setup fee for planning the system and keeping the key schedule. The tool adds all three as separate lines so the manager sees what the master system costs.

### Should keys and rekeying be taxed?

Keys are goods you sell, so most states with a sales tax tax them. Rekeying labor depends on the state: California treats it as nontaxable repair, while Texas taxes repair of commercial property. Pick Keys only, The whole bid or No tax to match your state.

### Is my bid saved?

No. It's built in your browser and nothing is sent or stored. Print it or save it as a PDF to keep it.
